New Years Resolutions for Buyer's and Sellers:)
Happy Holidays!
Many are dreaming of their buying and selling dreams right now. If buying or selling a house is something you plan to do in the coming year, now is a great time to set some resolutions to help you in these goals (unlike the one's we always do, which is Go the the Gym More!!😂)
A RESOLUTION FOR BUYERS
Save money. (maybe set aside a specific amount each month!)
Talk to a lender, which it is NEVER too soon, as they will give you a great time line and if credit and debt/income is an issue, can help guide you into how to solve this.
Ask the lender about grants, community hero's (if you are education system, nursing, first responders, veterans, law enforcement), first time home owner grants, and any county specific grants (like Henrico).
The lender will let you know how much you can afford and what closing costs and down payments look like in that scenario.
See my vendor guide for lender recommendations.
A RESOLUTION FOR SELLERS
Get your house in order.
Literally. Take a good hard look around you and make a list of the things that you think may need to be done before you list your house. It is best to call a realtor (me!) to view your home before you spin your wheels, and may spend money where you don't necessarily need to.
The items below are just a few possible suggestions to pay attention to if you want to get the best price in the least amount of time:
-
Painting or spot painting maybe
-
Clearing out & general clutter
-
Maintenance
-
Repairs that have been on your list to do for awhile
-
Curb appeal with landscaping clean up
After making your list, get started!
If you are planning to sell or buy a home in the coming year, working with a knowledgeable real estate agent should be at the top of your list. I can help you make preparations that will set your goals in motion — changing a “resolution” to a “goal achieved”! Call me.
Best wishes, and Happy Holidays!
Rebecca
